Constructing a what kind of houses is profitable?
It is no secret that the majority of the construction companies aspires to minimise own expenses regarding construction of buildings. Their main aim is to construct quickly and earn a profit. However, as the international practice demonstrates, it is an out-of-date method of doing business for a long time.
At the UNDP awareness-raising seminar experts have spoken about an economic gain stemming from construction of energy efficient buildings: Valeriy Kazeykin, the "My Own House" State Duma Program on development of low-rise housing construction deputy co-ordinator (Russia), Sergey Baronin, a Doctor of Economics, the PSUАС University «Real Estate Examination and Management» subdepartment professor (Penza, Russia), Alikhan Bizhanov, a representative of the Moscow State Construction University in РК. The Russian experts have presented a residential building’s life cycle calculation procedure.
«Buying the real estate, a buyer should know not only a pleasure of residing in his own accommodation, but also a burden of expenses which will lay down on his shoulders in 5 or 20 years. There are capital, investment, current, nonrecurrent expenses and it must be minimised, and calculated at the building’s planning stage,» a Russian expert Sergey Baronin has said.
This year UNDP experts will perform calculation of the pilot demonstration energy efficient building’s life cycle costs in Karaganda.
«It is planned to conduct a research on calculation of the pilot demonstration energy efficient building’s life cycle costs in Karaganda which as we expect will be of the “B” class, this is a high class of energy efficiency. The economy of energy will make up from 30 to 45 % a year there,» UNDP/GEF and RK Government’s Energy Efficiency in Housing and Utilities Services and Construction Project Head Alexander Belyi has said.
According to experts, it is necessary to define optimum parametres of energy saving activities already at a design stage. Though it will also lead to project implementation costs’ rise on the average by 10 percent, at the same time in the future these lump-sum costs will make it possible to save enormous sums during the maintenance process.
«It is possible to build cheaply and then pay much for life. Or to build in a more expensive, but a fair and qualitative way, and to pay a little for energy, utilities for life at the same time,» Alexander Belyi has added.
During the seminar experts have presented calculations of life cycles of several energy efficient buildings built in Russia. Also they have shared an experience in construction of economic housing estates.
